|
Develop financial models to assist asset managers with cash management of properties and capital expenditures. Monitor and analyze financial performance to assure property asset management plans and goals are met. Coordinate with asset managers and finance waterfall calculations and residual payments. Work with Finance Department to develop models to increase efficiency of calculations and payments. Analyze cost/benefit of various energy programs. Develop and oversee utility tracking and benchmarking programs.
Assist in development and implementation of new financial and operational policies and procedures relating to asset management. Represent CHW to all stakeholders—partners, lenders, property managers, vendors, residents and community members, with an above average level of understanding, and supporting our mission, vision and values. Use benchmarking and other tools to identify operating efficiencies and opportunities to maximize returns at the individual asset level.

The Associate Director/Director of Real Estate Asset Management will enhance the financial and physical well-being of the portfolio by implementing departmental and company-wide financial related modeling, strategies, policies and procedures to strengthen CHW’s multifamily affordable real estate portfolio. The position will lead and drive analysis and strategies such as, but not limited to, property and portfolio cash management, capital project analysis, analyzing property performance to established benchmarks, maximizing property and portfolio operational efficiencies, residual receipts/waterfalls, database development and reporting, energy efficiency analysis, and providing interdepartmental coordination with Finance/Accounting and Development.

Bachelors’ Degree or equivalent in Business, Finance, Accounting or related fields. An MBA or CPA a plus. Minimum of 7+ years of relevant experience in affordable housing and/or real estate in settings with portfolios of at least 3,000 apartments. Advanced skills in Excel, including modeling is preferred. Experience with Argus, MRI, macros, VBA a plus. Excellent quantitative skills, critical thinking and problem-solving abilities. High level of attention to detail and accuracy. Advance knowledge and ability to lead analysis, communicate the implications of property financial and balance sheet results within complex financing structures, as well as build financial models. Strong quantitative, analytical and problem-solving skills. Demonstrated ability to make strong decisions, autonomously prioritize multiple projects and initiatives within an environment of substantial portfolio growth, and allocate resources appropriately.
